Hewitt Business Park is on Winstanley Road, Orrell, Wigan, approximately half a mile from Winstanley College. We are a family run community of over a hundred businesses on a four acre site situated within an otherwise residential area, with hassle-free access to the M6 / M58 motorway running just behind the site. Orrell train station and bus links are both within 200 metres.


We can offer business storage and workspace solutions from small 20ft steel containers, through single-desk offices and starter workshops, up to large industrial units with integral office space.


We have 33 industrial units ranging in size from 800sqft to 3,500 sqft, many with internal mezzanine floors and/or self-contained offices. Most of them are in the 1000 to 1500 sq ft range.


The front of the site is home to our managed office block, housing communal meeting rooms, kitchens, WC's etc., and 20+ offices from single person workspaces up to large offices for teams of five or six. 'Managed Offices' means that we take care of the cleaning, heat & light, building insurance & maintenance and business rates. Our own reception provides front-end call handling for many of our tenants who choose not to run their own systems. High speed fibre broadband is distributed throughout the site.


The site is surrounded by steel palisade fencing with a single vehicle access via fob-controlled motorised security gates. 24 Hour manually monitored CCTV operates inside and out.


We manage the distribution of power, gas, water and other utilities to provide a complete business service to our industrial unit clients without fees for their installation, maintenance or any contractual obligations.

We make renting our space as easy and flexible as possible. We do not require personal guarantees or insist on anything other than simple rolling calendar monthly terms. Most client movements within the site are not on or off the site, rather movements from smaller into larger office/units, or even sometimes the other way around, enabling business premises variations, when required, to be as seamless and hassle-free as possible.

We typically hold a calendar month bond, refundable less any outstanding charges at the end of the tenancy. Rents and any associated utilities are collected via a single Direct Debit on a calendar monthly basis.
